From the internal courtyard of the farmhouse, through multiple entrances we can access and stay in large living rooms with a fireplace, renovated about 10 years ago, with high ceilings, old stone floors and vaults as well as carve out moments of leisure in a billiard room, taking advantage of the convenience of a service bathroom.

Then going up the ancient external staircase that leads from the courtyard to the second floor, through a splendid panoramic loggia we reach two apartments, which can be easily connected to each other if desired. The first apartment features a large living room with fireplace, beamed ceilings and antique terracotta floors, two bedrooms (one with walk-in closet), a spacious bathroom, a livable kitchen and a study room. The other, smaller one welcomes us with a living area together with a kitchenette, a bedroom and a bathroom.

In front of the farmhouse there is an interesting recoverable volume, originally a former pigsty, now renovated and used, in the part above, as a nice relaxation area with views of the surrounding hills, where you can sip a good glass of Tuscan wine alone or in pleasant company.

All around is a land of about one hectare, fenced with wooden fence, including the pertinent garden with Mediterranean scrub and fruit trees, an olive grove that has 100 olive trees and the private road leading to the property.

CONDITION AND FINISHES

The property is in good overall condition although it can be subject to upgrade work on the structure and systems. In all areas there are original and valuable materials such as wooden beams with terracotta tiles, stone floors and old terracotta tiles, the facade is in rough stone and bricks.

SERVICES AND UTILITIES

All utilities are present. The water supply is provided by connection to the municipal aqueduct plus a well on the property and a cistern for collecting rainwater. The nearest airports are Perugia (about 70 km in just under an hour), Florence (about 120 km in just over an hour), Pisa (180 km, in 2 hours), Rome (215 km, 2 hours and 15 minutes).
